What commercial property costs to buy and to rent in Kenya, from the 2023/24 Kenya Housing and Real Estate Surveys. Seven kinds of commercial property, each priced per property and per square foot, to buy and to rent.

Rent per square foot is remarkably level across the market, and warehousing is the exception. Industrial and warehouse space rents for 40 shillings a square foot against 100 to 150 for everything else: malls at 100, hotels at 105, offices at 106, healthcare at 112.5, retail at 115 and special-purpose property at 150. Yet industrial property rents for the most per property in the survey, 150,000 shillings a month, because what is rented is larger.

Sale prices per property run from 25 million shillings for a healthcare or medical facility to 260 million for special-purpose property, with hotels at 180 million and malls at 140 million. Only three of the seven types carry a sale price per square foot: offices at 11,000 shillings, special purpose at 8,750 and industrial at 4,500. The other four print two dots, no figure available, and carry no row.

The sale figures and the rent figures are not the same buildings. Dividing a price per property by the price per square foot implies a floor area, and doing that to both halves of one row disagrees by four to forty-five times: an office building implies 10,000 square feet to buy and 736 to rent. They are separate samples of the same market, so nothing here should be divided across the two halves, and no yield can be computed from this dataset the way ke.knbs.residential-prices-by-type.irregular computes one.

This is one survey round rather than a series, published under the same rule as the 2019 census.
