Average sale prices for twelve kinds of Kenyan home across the eight market segments the 2023/24 Kenya Housing and Real Estate Surveys price them in: Kajiado, Kiambu, Machakos and Mombasa, and four price tiers within Nairobi.

One city holds the widest gap in the survey. A three-bedroom bungalow averages 89.8 million shillings in upper Nairobi and 7.2 million in lower Nairobi, and across the ten types priced in both, upper Nairobi runs 9 to 19 times lower Nairobi. Upper Nairobi is the dearest of the eight segments for eleven of the twelve types; the exception is the bedsitter, where upper Nairobi had too few observations to publish and Kiambu is dearest at 5.0 million. Outside Nairobi, Mombasa is the dearest of the four counties for ten of the twelve types and Kiambu for the other two, while the cheapest is split evenly, Kajiado for six and Machakos for six.

The eight columns are market segments and not a geography. Four take their names from counties and four are price tiers within one city, so this dataset does not resolve them onto the county spellings the rest of the Kenyan catalog uses, and Kajiado here is a market named after a county rather than the county. Do not join it to a county dataset.

Ten of the ninety-six cells print two asterisks, too few observations to publish, and carry no row rather than a zero; eight of those ten are the bedsitter, suppressed in five segments, and the two-bedroom bungalow in three, and the other two are the three-bedroom maisonette. The national weighted average in ke.knbs.residential-prices-by-type.irregular lies inside the range of these segments for every one of the twelve types, which is the check that holds the two tables to each other.

This is one survey round rather than a series, published under the same rule as the 2019 census.
