What each kind of Kenyan home costs to buy and to rent, from the 2023/24 Kenya Housing and Real Estate Surveys. Thirteen residential types carry a weighted average sale price, how long they take to sell and how far they sell from their advertised price; fifteen carry the share of advertised units actually let, a monthly and an annual median rent, and a gross rental yield.

The cheapest homes to buy return their owners the least. A bedsitter or studio flat sells for 4.7 million shillings and yields 2.2 per cent a year in rent, and a one-bedroom flat 6.4 million and 2.8 per cent, while a two-bedroom townhouse sells for 17.3 million and yields 8.3 per cent and a three-bedroom maisonette 20.9 million and 8.0 per cent. The dearest type in the survey is the four-bedroom maisonette at 96.0 million shillings, twenty times the bedsitter, and it yields 3.8 per cent.

Selling is slow and close to the asking price. Properties took 16 months to sell on average and went for 2.3 per cent below what they were advertised at; three-bedroom flats were slowest at 19 months. The exception is the three-bedroom maisonette, which sold 25.2 per cent above its advertised price, the only type in the survey to clear its asking price by more than a tenth. Letting is quicker: 88.8 per cent of advertised rental units were let.

This dataset is two tables because they are one market. Table 20.11's gross rental yield is its own annual rent over Table 20.9's sale price in all thirteen types the two share, which is the check that proves both were read correctly and could not be stated if the tables were split. Two types, the two-bedroom maisonette and the single room in a student hostel, are rented but never priced, so the survey divides by a sale price it does not publish; both carry rent and a yield here and no sale price. The Overall row each table prints is carried as the property type ALL TYPES.

This is one survey round rather than a series, published under the same rule as the 2019 census. ke.knbs.residential-prices-by-region.irregular breaks twelve of these types across the survey's eight market segments.
